VOI versus AML customer due diligence: what conveyancers already do, and what is new

Every conveyancer already verifies identity for electronic conveyancing. That is a head start, not the finish line.

What VOI covers

The ARNECC Verification of Identity Standard: a face-to-face or approved-agent check of identity documents to a set standard, for the parties to a conveyancing transaction, recorded for the registrar.

What AML CDD adds

  • Beneficial ownership of companies, trusts and partnerships.
  • The purpose of the relationship and, for higher risk, the source of funds.
  • A risk rating with reasons, and enhanced due diligence for high-risk clients.
  • A review schedule, not a one-off check.
  • Records kept for 7 years in a form you can produce to AUSTRAC.

Running both

Use the VOI check as your identity verification step and record it in the AML file with the date and who did it. Then add the AML steps: beneficial owners, purpose, rating, review date. One workflow, two records that agree.
